Brock & Associates Builders, Inc. (Brock) was selected as the construction manager at risk for the renovation of the former unemployment office in Youngstown, OH, for Mahoning Valley Community School. The project involved renovating the
70-year-old building into a functioning school. One of the major features of work was cutting windows into an almost
windowless facility. Additionally, most of the interior was completely gutted, and new metal studs and drywall partitions
were constructed to create functioning sizes for classrooms.


The GMP was set at $2.1 Million, and at completion, we invoiced approximately $1.69 Million. We saved the owner $410,000
(roughly 20% of the budget) through competitive bidding, attention to schedule, and cost analysis. Construction began
in October of 2023 and was completed in June of 2024.
